Clearing a rental property in Swansea: a landlord’s guide

What it costs

We price by the space the rubbish takes up. A few bags and a mattress from one HMO room is usually a mini or quarter load. A whole three-bed house after a long tenancy can be two or three full loads.

Mattresses are £25 extra each and sofas £20, because they cost more to dispose of legally.

Your duty of care, in plain English

If you hand waste over to someone else, you must take reasonable steps to make sure they’re allowed to take it and that it ends up somewhere legal. For a landlord, that comes down to three things:

• Check the carrier on the Natural Resources Wales public register before they start.
• Get a waste transfer note that describes the waste and where it came from, and keep it for at least two years.
• Don’t pay cash to someone who can’t show you either.

Swansea recorded 2,579 fly-tipping incidents in 2024-25, and Uplands, full of shared houses, had more than any other ward. The council is putting another £250,000 into fly-tipping enforcement in 2026-27. A transfer note is how you show it wasn’t you.

Belongings a tenant has left behind

Don’t throw away a former tenant’s belongings straight away. In England and Wales, the Torts (Interference with Goods) Act 1977 sets out the notice you need to give before you can dispose of them. Keep a record of what you sent and when. If you’re unsure, get advice from your agent or a solicitor first.

HMOs and student lets

Most student tenancies around Uplands, Brynmill and Sketty end in June and July, and everyone wants their clearances done in the same few weeks. Book early. Ask for prices room by room, with photos, so any charges line up with each tenant’s deposit.

Making it routine
